Site survey/ project design

Site survey is one of our most important tasks, to determine that all of our clients plans and ideas will work effectively, our surveyor will collect detailed information from our clients chosen location to assess its suitability for their specific project or purpose. This may include measuring land features, assessing environmental conditions, and evaluating existing structures. Site surveys are essential for ensuring that projects are feasible, compliant with regulations, and designed to meet the needs of clients.

When it comes to managing projects, it can be hard to get everyone on the same page. With multiple moving parts, different deliverables, and cross-departmental collaboration, sometimes an initial project meeting just isn’t enough.

Project design is an opportunity to align on ideas, processes, and deliverables. It’s an early phase in the project lifecycle and often comes before a project plan or charter. This is because it focuses on the project overview rather than the specific details.

Building Control/ Planning Applications

Building control is to protect peoples health and safety in the built environment. We also ensure that power is conserved, and that facilities are provided for people, including those with disabilities, to access and move around inside buildings within thew built environment.

The primary purpose of Building Control is to make sure that any building work complies with the Building Regulations set out by the government. If you’re planning any construction project, understanding and complying with Building Control is a legal necessity and assurance of quality and safety.

Remember, while the building process can be an exciting journey, ensuring it’s done right and within the boundaries of the law is paramount.

Planning applications are also covered by ourselves we collate all information concerning the project from all professionals. With full detailed description of our clients development proposal, we submit this for consideration included with our detailed drawings showing the site and the work we plan to do. the statutory period for determining an application is 8 weeks for household or minor applications. Larger or more complex developments can, however, take up to 13 weeks.

Enabling works/ dilapidations

If you have a commercial lease it is likely to have a clause covering your responsibilities regarding items of disrepair (Dilapidations)

We at sure concepts can cover every aspect from negotiation with landlords to enabling works to signing off. During the lease period, the commercial property will suffer wear and tear to some extent. In addition, the tenant may have made interior changes to suit their business. As the lease ends, the Landlord is likely to carry out a dilapidation survey to obtain costs for restoring the commercial property to its pre-lease condition. we can work on behalf of the Landlord or tenant to provide preliminary dilapidation costs and complete the necessary refurbishment work.

Enabling works is the very first step in most construction projects.

Refurbishments/ Retrofits/ Renovations

We provide a full turnkey solution to any refurb and retrofits. The process of returning the building, or its systems to their original condition whilst addressing physical wear and tear. A refurbishment project involves maintenance and repair work to an existing building. The purpose of this kind of project is to extend the useful life of a building by adapting their structure or lay out to provide an improved and fit for purpose version.

Whether its a Renovation process of taking one step onwards by integrating changes to the parameters or a Retrofit, which consists of replacing and upgrading the project to achieve the more modern and upgraded version of your brand. Sure concepts covers it all whilst every other service comes into play to ensure smooth, on time, professional and outstanding experience for our clients and their landlords.

Full turnkey fitout solutions

Sure concepts specialise in every aspect of your development project from design, electrical and plumbing work, flooring, wall and ceiling finishes, and any necessary technology and security systems are all considered as part of a turnkey fit-out. The client simply provides the specifications, and we take care of the rest. All work under one contract.

We like to believe this takes all the stress from the clients, for them to then enjoy the journey whilst still having full access to the project and keeping updated at every stage. Basically, the fun part of it all and watching it all come together.

This is sure concepts favourite time to see all our hard work and commitment go into a project and then seeing the emotional and overwhelming faces of our clients as they receive their keys with no stress and ‘no cleaning’. This makes us at sure concepts feel part of something bigger no matter how large or small the job we have our part to play. That’s job satisfaction.
